Morrell as Regional director for the Midlands area. Helen will

Group, has decided to retire at the end of March. After 12 years with Kingsdale,

to retire from day to day management work. Ann will still retain contact with
Kingsdale as she will continue as non-executive Director. The Board, staff

Kingsdale Wins
Right to Manage Retirement Estate

Kingsdale is delighted to announce they have completed their first management
contract under the Commonhold & Leasehold Reform Act 2002, popularly knows
as “Right to Manage”. In short, this legislation gives leaseholders
the right to appoint the managing agent of their choice rather than the one
imposed on them by their landlord.
We believe
we are the first Association of Retirement Housing Member to win the right
to manage.
Kingsdale was
approached by a group of leaseholders on a retirement estate in Keynsham,
near Bristol, to ask if they could assist in changing their agents,
a large national company. Kingsdale was able to guide the leaseholders through
the tortuous maze of legislation and set up the necessary mechanisms to achieve
change and were rewarded with the future management of the estate.
Steve
Cieslik, Director of Operations at Kingsdale, states “We are
delighted to have been able to assist the leaseholders in changing their agent.
As a company specialising in retirement housing and working with owners’
boards, we were able to offer a fully comprehensive service – from company
secretary to managing agent – to the leaseholders. Leaseholders now
have a direct say in the management of their estate. This has already produced
benefits such as cheaper insurance premiums, lower lift and
other servicing costs.”

Bovis launch
their Kesgrave Development

Over 300 people attended a recent sales launch for the new fully serviced
development at Kesgrave, near Ipswich. The development consists of
41 apartments, full communal facilities, including a restaurant and guest
suite. Staff are on duty 24 hours a day and individual owners benefit from
one and a half hours assistance each week.
Such was the interest in Kesgrave that over 30 priority reservations were

Local MP Opens Bromsgrove
Retirement Development

On Friday
4th June Julie Kirkbride, MP for Bromsgrove, officially opened
Brook Court, a Bovis Full Service development. Julie was given
a tour of the development. Prior to unveiling the official plaque, she
told an audience of some 80 people, most of them owners, that this concept
of retirement living was new to her and that she was most impressed by
what she saw. After a hot buffet lunch Julie spent time talking to both
owners and prospective owners.

Strengthens Management Team

Steve Cieslik
joined Kingsdale in January 2004 as Operations Director.
Steve is a law
graduate, a Fellow of the Chartered Institute of Housing and a Fellow and
founder member of the Institute of Residential Property Management. Steve's
career in retirement housing management spans more than 25 years. He has worked
for housing associations and for private management companies and held Directorship
positions at both Haven Management and Peverel Management Services Limited.
Steve has been
an Executive Committee member and the Treasurer of the Association of Retirement
Housing Managers and currently sits as a Board member for a housing association.
