to Manage" Guidance Regrettably, not all property management is carried out to the high standards adopted by Kingsdale. Until quite recently, Leaseholders had few powers to do anything about indifferent or bad management standards, as remedies through the Courts or Leasehold Valuation Tribunals were slow and expensive. The Commonhold and Leasehold Reform Act 2002 gave a new and powerful right to Leaseholders, namely the chance to opt for a new managing agent of their choice. In very simple terms, this new law means that, provided at least 50% of them are in favour, Leaseholders can change their managing agent. Leaseholders would need to form a company in order to progress matters and a series of notices would need to be served on fellow leaseholders and the landlord.
